Home Buying Tips to Save Money

My family is going through a lot of big changes. Because of this a topic that continues to creep up is whether we will be moving again. This caused me to think back to when we bought our first house, which is the one we live in. As a first time buyer, I researched as many home buying tips that I could.

Buying a house, especially for the first time can be scary and exciting at the same time. Between hunting through property listings to viewing houses with your kids, it’s easy to get caught up. However, it’s important to remember that, while this is an emotional process, it’s also a financial transaction. With children to clothe and feed, bills to pay, you must ensure you get the best deal you can. With that in mind, here are six money-saving tips to help you out.

Stick With Your Budget

Before you can even start looking at properties, you need to find out exactly how much you can afford. After all, if you start looking at homes that are out of your budget, you risk falling for one that you can’t afford. This can cause you to overspend massively.

This is extremely important when shopping with my husband (for anything). I am a firm believer in only looking at things that are within the decided price range. He wants to look at EVERYTHING then ultimately falls in love with something expensive. Disappointment is the result.

You can work out your budget by taking a close look at your finances or by using mortgage loan calculators. I was under the impression that we just COULD NOT afford to buy even a small house. Then I used one of the loan calculators and looked through all of our finances. It turned out we could afford more than we thought.

Note: don’t rely completely on these calculators. They are meant to give you an IDEA of what you can afford based on averages. You need to consider all of your expenses that the calculator does not.

Use An Experienced Realtor

With properties listings all over the internet, many inexperienced buyers view real estate agents as an unnecessary cost. Maybe if you are super experienced and know a lot, then perhaps it is. However, you should be pleased to know that realtor’s fees aren’t actually your responsibility. It’s the seller who has to pay them, not you. Because of this, you should ensure you always have a professional at your side, to offer support and save you money.

When buying for the first time there are so many things that you are learning about. Having someone who can give you more home-buying tips is extremely helpful.

Search For Different Quotes

Mortgages aren’t as simple as they first seem. With different lenders charging different rates and fees, it’s crucial that you shop around for the best deal. Rather than settle for the first mortgage or itin mortgage lender you see, you should get quotes from at least three of them. This way, if you want to use a specific company, you may be able to use this extra information to negotiate.

This was probably the scariest part of buying a house to me! I was about to put my self in a lot of debt with this loan, and I wanted to make sure I wasn’t digging a bigger hole than I needed.

Boost Your Credit Score

My husband and I went into this process already having a pretty good credit score. Before starting to look into house-buying I checked our credit to see if we needed to be working on it. I didn’t want to start the whole process, fall in love, then be unable to get a loan.

Interest rates of loans depend on a number of different factors. One of the most important is your credit score. In fact, if you have a poor credit score, you’ll find it difficult to get any sort of loan, especially a good one. For this reason, you should look for ways to boost your credit score before applying for a mortgage. There are many ways to do this, including paying off your debts.

We do not have credit cards and the only loans we have are for the car and my school debt. Always make sure that you are paying off your debt on time. Check that you don’t have any late payments and work on getting these resolved.

Give A Larger Deposit

Buying a home comes with a number of costs more inexperienced buyers may not be aware of. One of the largest you’ll need to cover is the down payment, which often comes between five and twenty percent of your overall loan.

One of the best home buying tips to listen to is to give as large of a down payment as you can! To pay less money in the long run, you should give a larger deposit than this. That will mean you’ll be charged less interest over time.

When we started looking for money we started building up our savings account. Anything that we could put toward the down payment we were setting aside.

Moving is a great time to get rid of things that you don’t need! Why move stuff you don’t even want? Go through and declutter. Sell as much as you can to try to build up that down payment.

We lived even more cheaply than usual to make sure we were setting as much aside as we could.

Look For Fixer-Uppers

Most property buyers, especially those shopping for the first time, are on the hunt for a home that is ready to go then and there. They want a clean and newly decorated house, without any major issues. Because these homes are so in-demand, they are going to cost you a little more. Looking for houses that need work, however, can save you a small fortune if you find the right one.

This also allows some negotiating with the seller. We were able to negotiate that the seller pay for some of the repairs that needed to be made more urgently.

      Oh yeah. I really realized that when we had to buy a car and we got an amazing rate based on our credit score. They had the different rates based on scores listed on the agreement and it really showed what a difference it makes!

  5. Nice post! Great tip about putting down as large of a down-payment as possible. You can avoid having to pay PMI if your down-payment is large enough (I think 20%). Another tip: buy less house than your lender says you’re qualified for. It’s better to have room in your budget for the things that come up in life.

  6. I love this, especially looking for a fixer-upper. That is exactly what we did, and even though it needs a lot of work, it’s a great house. We were also able to get a lot more for our money.
